From 1 July 2021, development applications and certificates must be lodged through the NSW Planning Portal. These changes have been mandated by the NSW Government and are required by all Local Governments across NSW.
These changes mean Council can no longer accept hardcopy or emailed documents and are unable to place applications on the portal on behalf of developers and the community. All information you upload to the portal is still seen and assessed by Gunnedah Shire Council.
When to use the portal
Applicants will now be directed to the NSW Planning Portal for the following applications:
Development applications,
- Modifications of development consents,
- Review of a determinations,
- Construction certificates,
- Subdivision works certificates,
- Occupation certificates, and
- Subdivision certificates.
How to use the portal
- Before using the portal
Get advice from Council’s planning team about controls, policies and standards. Council provides a free Duty Planner Service to assist with enquiries over the phone or in person relating to town planning matters. You can make an appointment by phoning our Customer Service Team on 02 6740 2100. - Login to the portal
Use your existing Service NSW account or register for a NSW Planning Portal account. - Start your application
Click ‘New’ to start your application. Fill in the online form and progress through the steps.
Upload required documents to the portal. You can save your application and come back to it later. - Application check
A Council officer will review your application in the portal to make sure all documentation is correct. (You will be notified by email if more information or documents are needed.) - DA lodged for assessment
Once your application has been checked and accepted for lodgement, you will receive an ‘Additional Information Request’ which will include your tax invoice. Fees must be paid before your DA is formally lodged in Council’s system. You will need to confirm that you’ve paid the fees by clicking ‘Respond’ to the ‘Additional Information Request’ in the portal. - Determination
Once fees are paid your Development Application will be assessed by a Council officer. Once a decision has been made, the official Notice of Determination will be uploaded to the portal. You will also be notified by email.
